Luxury Real Estate in Madrid — Buy an Apartment in Salamanca, Recoletos, Chamberi

Madrid is the capital of Spain and one of the most stable premium real estate markets in Europe. The most sought-after neighborhoods for purchase are Salamanca and Recoletos, Jeronimos near Retiro Park, Chamberi and Almagro: historic early 20th-century buildings, high ceilings, concierge service, and everything within walking distance.

The central Madrid market is almost exclusively secondary housing. The best apartments are often sold without public listings, so we operate as a personalized selection service: we search for properties according to the buyer's requirements across all sources — among private sellers, funds, partners, and off-market offers, not just on portals.

Below are the properties currently for sale. If there is nothing suitable, leave a request: we will select options according to your budget and preferred area.

Frequently asked questions

How much does an apartment in Madrid cost?

Our catalogue currently holds 13 properties: apartments — from €1,300,000 to €8,400,000. The price depends on the district, construction stage and floor area. The full list is below on this page.

Can a foreigner buy real estate in Spain?

Yes. Citizens of any country can buy real estate in Spain. A Spanish foreigner tax identification number (NIE) and a bank account are required for the transaction; documents and property verification are supported by a lawyer and a notary.

Does buying real estate grant residence?

No. The “golden visa” program for real estate purchase was canceled as of April 3, 2025. Ownership itself does not grant residence rights: citizens of non-EU countries without a visa can stay in the Schengen area for no more than 90 days within 180 days. A separate visa is required for long-term residence — its basis is selected individually.

What taxes and expenses apply when buying in Madrid?

For secondary housing in the Madrid region — property transfer tax (ITP) is 6% of the price. For new developments — VAT (IVA) is 10% and stamp duty (AJD) is about 0.75%. Additionally — notary, registration, and lawyer fees. In total, for secondary housing, plan for about 10% on top of the property price.

How does the transaction proceed?

The property is reserved with a small deposit, then a deposit contract (arras) is signed — usually 10% of the price. A lawyer checks ownership rights, debts, and encumbrances. The deal is closed by signing at the notary and paying the remainder, usually within 2–3 months after the deposit contract.

What is personalized selection?

The buyer signs a contract for property search, usually for 3–6 months. We look for an apartment according to their requirements across all sources, including off-market sales, verify it, negotiate the price, and support the transaction until the keys are handed over. Terms are discussed during the consultation.

Which Madrid neighborhoods are the most prestigious?

Salamanca and Recoletos — the main street of boutiques Serrano and Velazquez, classic buildings, and the highest price per square meter. Jeronimos — quiet streets near Retiro Park and the Prado Museum. Chamberi and Almagro — respectable residential quarters with early 20th-century architecture.
