Luxury Real Estate in Istanbul — Buy an Apartment in a New Development

Istanbul remains Turkey’s most liquid property market: a city on two continents, steady rental demand and a clear entry route for foreign buyers. Both relocation and income scenarios work here.

Our Istanbul catalogue covers apartments in new developments on both the European and Asian sides — from two-bedroom units to spacious four- and five-bedroom residences. There are projects by the Golden Horn, near the financial district and in the historic quarters. We check the building permit and the developer’s track record, and explain which properties qualify for citizenship by investment and which do not.

Taxes and running costs are a separate conversation. Before a deal we calculate the full cost of ownership — transfer tax, annual charges and building fees — so the yield you see is the real one, not the brochure one.

Frequently asked questions

Does buying property in Istanbul grant Turkish citizenship?

Yes, if the programme conditions are met: a combined value from USD 400,000 and a commitment not to sell for three years. Not every property qualifies — a correct valuation and a clean ownership history are required. We check this before the deal.

How much does property in Istanbul cost?

Our catalogue currently holds 14 properties: apartments — from $210,000 to $1,300,000. The price depends on the district, construction stage and floor area. The full list is below on this page.

What rental yield can I expect in Istanbul?

Yield depends heavily on the district, the class of the property and how it is let — short-term returns more than long-term but needs management. We do not quote a market average: it says little about a specific property. For the flat you choose we calculate the yield net of taxes, utilities and building charges, not from the headline rent.

Do I need to travel to Turkey for the transaction?

Not necessarily. The purchase can be completed under a notarised and apostilled power of attorney. A final viewing in person is still advisable, especially for resale properties.

Which districts of Istanbul suit premium housing?

On the European side — Beşiktaş, Sarıyer, Beyoğlu and the Bosphorus shore; on the Asian side — Kadıköy, Üsküdar and Beykoz. The choice follows the scenario: living, renting or holding for resale.
